I need a repair. What should I do next?

    Please Request a repair online using our tenant portal.

Under our guidelines, and the Washington State Landlord Tenant Laws, emergency repairs shall be deemed as follows:

  1. No water or major water leaks, including broken pipes or seriously clogged drains that could flood the premises.
  2. No heat or electricity
  3. Any other condition which the LESSEE may deem life-threatening or pose a threat of harm to the premises.

List of emergencies

  • FIRE

    Have you called 911?

    Vacate the property 

    Call 509-350-4654

  • No A/C in HOT weather

    1. Is the current temperature forecasted to go above 95ºF by the next business day?


         1. Yes, do you have central air or wall A/C?

         1. If central air:

              1. Have you replaced your thermostat
                  batteries?

              2. Have you checked your breakers? If any
                  breakers are flipped please switch off and
                  back on.

              3. Have you changed your filter within the last
                  3 months? If not please change. 

              4. Is your A/C frozen? If so please turn turn A/C
                  off at thermostat and turn fan to on
                  position. A/C tech will not be able to work
                  on the unit until it has thawed. After
                  thawed, try to run A/C again. If still not
                  running please submit a maintenance
                  request.


         2. If wall or window A/C

               1. Have you checked your breakers? If any
                   breakers are flipped please switch off and
                   back on.

               2. Have you reset your GFCI’s? How to reset a
                   gfci and circuit breaker.

               3. Have you cleaned your filter within the last
                   30 days? If not please clean.

               4. Is your A/C frozen? If so please turn turn
                   A/C off at and turn fan to on position. After
                   thawed, try to run A/C again. If still not
                  running please submit a maintenance
                  request.


    2. No (Below 95ºF)

         1. The STANDARD temperature threshold for
             emergencies is: >95ºF

  • No HEAT in COLD weather

    1. Is the current temperature forecasted to go below 40ºF by the next business day?

         1. Yes, do you have central heat or
             wall/baseboard heat

         1.  If central heat:

               1. Have you replaced your thermostat
                   batteries?

               2. Have you checked your breakers? If any
                   breakers are flipped please switch off and
                   back on.

               3. Have you changed your filter within the last
                   3 months? If not please change.


         2. If wall or baseboard heat unit

              1. Have you checked your breakers? If any
                  breakers are flipped please switch off and
                  back on.

              2. Have you reset your GFCI’s? How to reset a
                  gfci and circuit breaker.


    2. No (Above 40 degrees)

         1. The STANDARD temperature threshold for
             emergencies is: >40ºF

  • Flooding/Active Water Leak:

    1. Determine if the leak is minor and can be contained

         1. Yes

              1. Please Request a repair online using our
                  tenant portal. 

    2. Can you try to locate the water valve going towards the broken or burst pipe?

    3. Can you shut off the main water supply valve?

         1. Check for the shut off valve near the water
             heater.

  • LOCKED OUT

    1. After Hours: You can use a 24 hour locksmith and you’ll be assessed to charge or you can wait until tomorrow to get a spare key.

    2. During Office Hours: Call 509-765-3463 to check for the key availability.

  • Refrigerator Not Cooling

    1. Does the light come on?

         1. If there is no electricity, reset the GFI and
            circuit breaker.

         2. Video

    2. Practical solution: If you own an extension cord, unplug from the wall and try another outlet possibly in another room. That may temporarily fix it until an appliance repair service can come out.

    3. Practical solution: If you own any coolers and there are valuable food items you’d like to preserve, please use the coolers and ice and maybe buy some ice because it may take time to get the refrigerator to work again (At your own expense. We won't reimburse tenants for the coolers or the ice)
